Water-Based or Solvent-Based Stone Sealer… The Facts & Fallacies

stone sealerThe main function of a stone sealer is to provide resistance to stains. Sealers are either solvent-based or water-based. The carrier or base itself is not an important criterion because the solvent or water only functions as the carrier to mobilize the sealing properties into the stone.

The fact of the matter is that while there are subtle differences regarding curing times and application techniques, performance levels are comparable. Irrespective of whether it is solvent-based or water-based, coating-type or penetrating-type, a stone sealer must have some important attributes to ensure longevity and performance.

  • Stain Resistance: This is one of the main reasons for sealing, as already mentioned. A good product should offer protection against contaminants that are common to the area of installation.
  • Breathability: A breathable sealer is designed on the principle of allowing vapor to breathe (pass through) as a gas, while being able to repel liquids. Unlike the products of yesterday when a cure time of 30 days was needed after installation before sealing could be performed, many of today’s products have sufficient breathability to allow use as soon as 48 hours after installation.
  • Chemical Resistance: A stone sealer should be highly resistant to chemicals that range from alkaline cleaners to acids.
  • Environmental and Health Considerations: Some solvent-based sealers have heavy odors that linger, while others contain volatile organic compounds (VOCs) which are detrimental to the environment or contain ozone-depleting properties.
